Full refund if you cancel your Reservation within 24 hours of booking your Reservation.
Refund of 100% payment of your reservation if you cancel before 30 days of your reservation.
Refund of 50% payment of your reservation if you cancel before 14 days of your reservation. No refunds issued within 14 days of arrival
If you are unable to travel due to COVID-19 restrictions we will give you the opportunity to book a date in the future if you are within your non-refundable period.
Cleaning: The guest is responsible for taking all their belongings and putting together all the used towels in one place. Please leave bed sheets and duvets on the beds. Trash and any left overs in the fridge/oven can be organized by the kitchen trash can. We will charge you an extra cleaning fee for any excessive cleaning that requires paying a 2nd cleaner to get the unit turned over for the next guest.
Kitchen Use: Guests have full access to use of the Kitchen and responsible for cleaning counter tops, dishes, pots and pans after each use.
Air mattress: Please request an air mattress during reservation so we can ensure it is in your unit when you check in.
**A second air mattress is available upon request through the guest app at $35 per night**
Use of washer, dryer, appliances: Guests have full access use of all appliances in the home. The appliances must be used careful. In an event the guest damages an appliance, the guest is responsible for the cost of fixing the damage.
Smoking: No smoking is allowed in the house and inside the building. The guest can smoke within a reasonable distance from the building entrance. You agree to pay $250 penalty for smoking inside the unit
Alcohol/Drug Use: No drugs will be allowed on the premises. Alcohol is allowed in the house provided it is not used at levels that may be subject to an abuse on the house premises.
Pets: No Cats and Dogs are allowed in the house, unless special permissions are granted. There is a $75 per day charge for cats or dogs unless waived by the owner in writing
Locals: No local residence intended to use my place for unauthorized weekend parties. There is a $250 charge for unauthorized parties at our properties
Quiet Hours: Quiet Times hours are from 10:00 pm to 7:00 am, 7 days a week. Please be very respectful of the unit and no loud music at any part of the day. I want everyone to have the best experience possible but please NO Parties. No big groups. And respect the neighbors and everyone in the building. Thank you
Amenities: You have access to the amenities specified in your listing. We are not responsible for any closures, unforeseen or planned, of any building amenities. Due to such closures, refunds will not be given. Please also note that pools may be seasonal and we are not responsible for any refunds due to pool closure or maintenance
Linen & Towel Use: We use high quality white linen and towels similar to hotels. Blood stains and makeup stains are very difficult to remove from them so we kindly ask not to use it for makeup or anything else that cause permanent stains that requires replacement. We provide black makeup towels if you need it. Damaged linen and towels will be charged back to the guest because we can’t reuse it and it becomes too expensive to replace after each guest. Thank you for understanding.
Guest App:
For a smooth check-in, fill in the pre-checkin form sent to you after confirming your reservation. This provides access to our guest app with detailed check-in instructions, a house manual and useful links. The form requires a $200 hold for damage deposit which is removed within 3 days after check-in. This requirement has been placed on us by our HOA to prevent parties and property damages
Note: In order for the business model to stay successful, we must all work together to make sure rules are followed. I work hard with our neighbors to maintain a good status with them. So please don’t ask or try to have guests who aren’t on the reservation to join in. Things can happen and the business model breaks.
